
The pack must contain certain elements (the required documents) which each have a cost - we will pass these on "at cost" within the overall price quoted :
The price of Official Copies is set by the Land Registry - for the simplest case the charge will be £6.00 and will rarely exceed £30.00 for any sale.
The price of a Official Local Search is set by individual local authorities and varies from £120 to more than £200 (usually for London Boroughs). Typically local authorities take five to ten days - Windsor & Maidenhead Council is exceptional and usually provides a result in a day or two at the most.
Most of the bulk HIP providers use this form of a Local Search - these are unacceptable to many lenders as they provide virtually no information which is of any use to a prospective purchaser (they typically cost £11.00) and can take considerably longer to obtain than an Official Local Search.
These cost typically £40 to £50
£60 to £100 seems fairly typical. We expect this price to stabalise at the lower figure as the market matures.
For Leasehold properties there are numerous other documents required and their costs vary considerably. These documents are normally obtained from a managing agent and often exceed £200 but until a request is made the cost will be unknown. The government have "back tracked" on the list of required documents for the time being and only the Lease is actually required - this costs up to £20.
